RENT INCREASES

How often can rent be increased? How is an increase calculated?

Rent can be increased once every 12 months

Rent increases are decided based on the current rental market, and can be no more than 3.5%. Three full months' notice is required.

PET APPROVAL & DEPOSITS

Not every home or community is pet-friendly, so we ask that you contact our team before you bring a pet home.

Pet Deposits

In most cases, a pet deposit is equal to 1/2 month's rent. An amendment to your tenancy agreement will need to be completed as well.

You are adding or removing someone from the lease.
Our team should be notified before someone new moves into the property. They will need to complete the same application process before being approved.

LEASE RENEWAL

Each Tenancy agreement is unique, please take a look at your signed agreement for specific details.
Most tenancy agreements automatically convert to Month - to - Month at the end of the term. However, some agreements have a vacate clause. This would require the tenant to vacate on a specific date.

Ending Your Tenancy

Early Termination Fees Move Out Expectations Giving Notice
Early Termination requires a fee of two months' rent. Standard notice is at least 30 days for month to month and fixed-term agreements. We expect tenants to leave a home in the same or better condition they moved in with.
