RENT INCREASES

How often can rent be increased? How is an increase calculated?

Rent can be increased once every 12 months

Rent increases are decided based on the current rental market, and can be no more than 3.5%. Three full months' notice is required.

PET APPROVAL & DEPOSITS

Not every home or community is pet-friendly, so we ask that you contact our team before you bring a pet home.

Pet Deposits

In most cases, a pet deposit is equal to 1/2 month's rent. An amendment to your tenancy agreement will need to be completed as well.

ROOMMATES

You are adding or removing someone from the lease.
Our team should be notified before someone new moves into the property. They will need to complete the same application process before being approved.

LEASE RENEWAL

Each Tenancy agreement is unique, please take a look at your signed agreement for specific details.
Most tenancy agreements automatically convert to Month - to - Month at the end of the term. However, some agreements have a vacate clause. This would require the tenant to vacate on a specific date.

Ending Your Tenancy

Early Termination Fees Move Out Expectations Giving Notice
Early Termination requires a fee of two months' rent. Standard notice is at least 30 days for month to month and fixed-term agreements. We expect tenants to leave a home in the same or better condition they moved in with.

HOME IS UP FOR SALE

What happens if the place I'm renting is up for sale?
If you are on a fixed-term lease, you will not be expected to move upon the completion of the sale, as the lease runs with the land despite who owns it. If on a month-to-month lease, you my be given two months notice to end tenancy.

MOVING ON TIME

What happens if you don't move out on time
Depending on the circumstance, additional costs may be applied. Contact our team if you will not be moving on time.

4 MONTH NOTICE

Demolition, Conversion or Major Renovations
For demolition, conversion to strata or cooperative housing, non-residential use, or major renovations requiring vacancy. Tenants can dispute eviction within 30 days and may receive one month’s rent as compensation.

2 MONTH NOTICE

Renovation, Sale or Owner Occupation
A 2 notice is used when the owner is doing renovations, sold the home, or is moving back into the home. The tenant can give 10 days' notice to move any time after. The landlord is required to pay the final month of rent.

10 DAY NOTICE

A 10 Day notice is served if a tenant owes rent or outstanding utilities

5 days to pay or 10 days to move

This gives the tenant five days from when the notice is deemed received to pay or ten days to move. If the tenant pays in the five days, the notice is then void.

ONE MONTH NOTICE

A one-month notice can be given if there is cause
This includes but is not limited to - the tenant pays rent late 3 times; The tenant unreasonably disturbed the landlord or other occupants; the tenant caused extraordinary damage or put the landlord's property at significant risk; the tenant has broken a material term and after receiving notice of the breach has not complied with the agreement
